Northwestern Mutual - The Local
Northwestern Mutual, known for financial planning, insurance, and investments, has locations throughout central Texas and representatives around the country. In preparation to focus on the future, they found a tenant improvement space in San Marcos, Texas adjacent to Texas State University as a place to offer internship opportunities for college students. It provides a reception area, conference rooms, private offices, an open office area, virtual meeting rooms, as well as common areas.

The 2,600 square foot space is nestled into a mixed-use building in the downtown area, known as The Local, which is conveniently located near shops and eateries, and easily accessible.
Design & Construction Facts
The overall space comprised of two suites that were different elevations, the building shell space only provided a small portion of the slab, the rest was poured during the construction build-out. A ramp was included in the design to create a seamless transition within the space.
